An estimated 80% of the most desirable properties never come onto the open market, but I have established good working relationships with the estate agents and other useful contacts to ensure my clients will be among the first to see these properties. I will negotiate and follow up the proposed purchase on your behalf, and also your sale, in order to guarantee a smooth transaction. I can recommend and assist with surveys, planning, builders quotes, independent mortgage advisors, insurers and so on. I have a black book of useful contacts, all of which have already proved themselves to be invaluable.

Once your ideal property has been found we will undertake a detailed price comparison report using Land Registry data and recent sale comparable to establish a fair market value.

The search is just the start of the service. You will be advised on values before negotiation begins – which lowers the risk of a lender down-valuing at survey and ensures you do not overpay.

You will also be introduced to a network of trusted contacts who will undertake the required due diligence to ensure your purchase is sound – from a legal and structural perspective.

This can include potential renovation costs and end values, awareness of potential problems such as flight paths, eyesores, footpaths and other environmental issues, the income and running cost of the house, rental yields and guidance local amenities, schooling any other issues important to you.

The Cotswold Buying Agent understands that each client has different property requirements. That’s why a bespoke service is offered to cover every single aspect of your individual needs.

This is a relationship that continues beyond exchange of contracts, starting with our completion management service.

We believe it’s important that your new property feels like home as soon as you put the key in the door. That’s why your property will be visited on the day of completion to make sure everything is in order, and just how you would like to find it.

If there have been inclusions agreed such as carpets and curtains, furniture or garden machinery, we will ensure they have not been removed.

Only when we are completely satisfied that everything is exactly how it should be, solicitors will be personally instructed to release the completion money.
